Insulated Concrete Forms

What is ICF? Why use it?

ICF (stands for "Insulated Concrete Forms") is a modern construction system that uses lightweight, interlocking foam blocks—typically made of expanded polystyrene (EPS)—as permanent formwork for reinforced concrete walls. These blocks stack to create the shape of the walls. Steel rebar is placed inside the hollow cores, and concrete is poured in, resulting in a solid, monolithic structure where the foam remains in-place as continuous insulation on both the interior and exterior sides. This integrated approach combines the strength of concrete with high-performance insulation in a single step, differing from traditional wood framing or removable forms.
 

Building with ICF delivers exceptional energy efficiency, strength, and comfort that outperform conventional methods in many key areas. The continuous insulation and airtight envelope typically achieve high R-values (often R-26 or more), reducing heating and cooling costs significantly—frequently by as much as 60%—while the concrete’s thermal mass helps maintain stable indoor temperatures year-round, eliminating drafts and cold spots. ICF walls also provide superior resistance to natural disasters, withstanding high winds (including hurricanes and tornadoes), fire, floods, earthquakes, mold, pests, and rot far better than wood-frame construction. With the ever-increasing energy requirements of modern building code, over the last 20 ICF has grown become more and more popular, particularly as a way to build foundations., but ICF is incredibly versatile, and can be used to build almost every part of most buildings, including exterior walls and gables, floors, roofs, retaining walls, and more! It's a useful product for residential, commercial, industrial, and municipal applications due to its strength, safety factors, and energy performance. ICF has even been used to build multi-story buildings up to 22 stories tall!

When it comes to finishes, ICF makes it easy to use all the same exterior and interior finishes that would be applied to a wood-framed home. ICF has an integrated "web" system set at regular intervals that makes applying your drywall and siding just as easy as it would be with any other method!
